How long is the elevator out of service during a modernization?
A typical hydraulic modernization runs 4–6 weeks on-site, but the elevator itself isn't down for that whole time. We stage the work — nights, weekends, or alternating cars in multi-elevator buildings — to keep your tenants moving. Specific staging plan is part of the line-item scope you receive.
What's "OEM lock-in" and why does open-protocol matter?
Major OEMs ship controllers and tooling that lock your building into their service ecosystem — encrypted code, proprietary diagnostic tools, parts from one supplier. After modernization with us, you own the documentation and access codes. Any qualified contractor can service the equipment. You're free to shop your maintenance contract every 2–3 years.
Is financing available?
We don't pretend to be a financing company — we're an elevator company. We give you a line-item proposal with the $10K summer discount built in, and you handle financing through whichever lender your business already uses. If you need a referral to a contractor-financing partner, we'll make one.
Where do parts come from? Will I be stuck if a board goes out?
Open-protocol controllers (we work with MCE, GAL, Elevator Controls) source parts from multiple distributors at competitive prices. You're not locked to one supplier. Stock is widely available, and a future repair on the modernized equipment isn't a hunt for vintage parts.
Do I have to use Arise for maintenance after the modernization?
No. You can stay with us, switch providers in a year, or shop competitively every 2–3 years — that's the whole point of open-protocol. The first year of maintenance is included with the modernization, but it's not a lock-in. After year one, you choose.
